Obtaining a Hard Money Loan in Orange County

Hard money lending is particularly valuable in Orange County because the real estate market moves so quickly. The application process is short. Borrowers complete the hard money loan application forms, North Coast Financial reviews them the same day they arrive, and the borrower hears back that day with an approval or a preapproval letter.

Orange County hard money lenders are typically asset-based lenders. This means that the lender is primarily focused on the value of the property and the borrower’s equity (or down payment) in the property. Banks are primarily focused on income and credit. Hard and private money lenders in Orange County are able to overlook issues on a borrower’s record such as short sales, bankruptcies, foreclosures and loan modifications as long as the borrower has a down payment or significant equity within their real estate.

How an Orange County Hard Money Loan Closes

The process from the first call to a funded loan is short, and most of the work happens in the first two days. Here is what to expect.

  1. Quote. Call 760-722-2991 or send the loan request form. We ask about the property, the equity and the exit plan, and in most cases the borrower has a quote the same day with the rate, points and closing costs spelled out. No junk fees.
  2. Application and approval. Complete the application forms. We review them the day they arrive and issue an approval or a preapproval letter.
  3. Title and escrow. Escrow is opened and a preliminary title report is ordered. We do not order an appraisal, so nothing waits on an appraiser’s calendar.
  4. Loan documents. We prepare the disclosures and loan documents and answer questions throughout the process.
  5. Funding and closing. Once escrow is ready, we wire the funds and the deed of trust records. Investment properties can close in as few as 3 to 5 days. Owner occupied loans take 2 to 2.5 weeks because federal rules set that timeline for every lender.

Loan terms run from a few months to 2 to 3 years, and the loan is paid off when the property sells or refinances into traditional financing. A traditional bank loan on the same property takes 30 to 45 days to close, which in a multiple-offer market is often the difference between winning the property and losing it.

What is a Hard Money Loan?

Hard money loans are very similar to conventional home mortgages. The borrower receives a mortgage loan secured by real estate. The main difference is that hard money loans are funded by private investors rather than large institutional lenders such as credit unions and banks.

Hard money lenders do not focus on income history or credit scores, unlike institutional lenders. A hard money lender focuses on the value of the real estate and the borrower’s equity in it. That focus is what allows quick and flexible funding that a traditional lender cannot match.

A hard money lender requires significant equity, or a larger down payment on a purchase, than a bank or credit union would. In exchange, the list of approval requirements is far shorter, and past problems on a borrower’s record, including foreclosures, loan modifications, bankruptcies and short sales, do not rule out a loan.

Hard money lending is for short-term use only. Borrowers must have an exit strategy in mind when applying for the loan. Terms of a few months up to 2 to 3 years are typically available. The most common exit strategies include selling the property and refinancing into a conventional loan.

Interest rates from hard money lending companies are higher than conventional lenders. Hard money rates in Orange County typically run from 9.95% to 10.5% on a first position loan and 12% to 12.5% on a second. The exact interest rate will depend on multiple variables including the strength of the borrower, the loan to value requested and the property being used as collateral. Hard money rates are higher than bank loans, but the speed of funding and flexible lending criteria is often worth the extra cost to borrowers.

The most common users of these loans are real estate investors who need fast financing to secure an investment property before another buyer does. Because hard money loans are only available for short terms, the higher interest rate isn’t a significant expense for the real estate investor.
