California's median home price was $901,420 in August 2026, just 0.1% above a year earlier, while the 30-year mortgage rate climbed to 6.95% by mid-September, the highest weekly reading since January 2025.

Sales picked up 2.4% in August, but homes are taking longer to sell (28 days) and the supply of homes for sale is at a six-month high. Only 19% of California households could afford the median-priced home in the second quarter, and foreclosure starts are rising.

Every column is C.A.R. data for the county named. Median price, year-over-year change, month-over-month change and median days on market are from the C.A.R. August 2026 Home Sales and Price Report (Sept 16, 2026); affordability is from the C.A.R. Second-Quarter 2026 Housing Affordability Index (Aug 5, 2026), the share of households able to afford the median-priced home in that county, the latest available until the third-quarter index in November. The 15 counties are California's most populous (CA Department of Finance, 2025 estimates). C.A.R. medians are existing single-family resales; month-to-month swings in smaller or thinly traded counties, such as San Francisco's 25.0% annual gain on active listings down 53.6%, reflect small samples as much as real price change.

The California median price of an existing single-family home was $901,420 in August 2026, up 1.6% from July and 0.1% from August 2025 (C.A.R., Sept 16, 2026).

Among California's 15 most populous counties, San Mateo had the highest median price in August 2026, $2,250,000, and the fastest sales, a median 11 days on market (C.A.R.).

Kern had the lowest median of the 15 most populous counties in August 2026, $400,500, and the highest affordability: 37% of households could afford its median-priced home in the second quarter (C.A.R.).

Among the 15 most populous counties, San Francisco (+25.0%) and San Mateo (+13.2%) posted the largest one-year price gains in August 2026, and Fresno (-3.7%) and Kern (-3.5%) the largest declines (C.A.R.).

19% of California households could afford the median-priced home in the second quarter of 2026, down from 22% in the first quarter (C.A.R. Housing Affordability Index, Aug 5, 2026).

Buying the median-priced California home took a qualifying income of $228,400 in the second quarter of 2026; for a condominium at the $670,000 median it took $166,800 (C.A.R.).

The 30-year fixed mortgage rate averaged 6.67% in August 2026, the sixth straight monthly increase, and reached 6.95% in the week of September 17 (Freddie Mac PMMS).

California recorded 2,565 foreclosure starts and 589 completed bank repossessions in August 2026 (ATTOM, Sept 17, 2026).

Typical asking rent in August 2026 was $3,815 in San Jose, $3,409 in San Francisco, $2,994 in San Diego and $2,941 in Los Angeles, against $1,948 nationally (Zillow Observed Rent Index).
