Each bar is the gross household salary needed to afford a typical home. The green portion is what a median household there actually earns. The red is the shortfall.
Salary = full monthly housing cost (principal, interest, taxes, insurance) ÷ 28%, annualized. Median incomes are approximate ACS 2023–24 metro estimates.

What the numbers say
There is no major California metro affordable on a median income. Every one of the fifteen carries a six- or five-figure gap between what residents earn and what it takes to buy.
The Bay Area is in a category of its own. San Jose demands roughly 2.6× its median household income — a quarter-million-dollar shortfall every year. The scenic coast forms a second tier: Santa Barbara, Los Angeles, San Diego and Oxnard all require $230K–$270K, often because resort-inflated prices sit atop comparatively modest local wages.
The Central Valley — Fresno, Bakersfield, Visalia, Modesto, Stockton — is the relief valve at $100K–$116K. Even there, the required salary runs $30K–$40K above the median. Sacramento is the best-balanced large metro: a $34K gap on a $92K median.
Sensitivity. Each 1-point move in mortgage rates shifts required income by about 8–9%. Dropping from 20% to 10% down adds the loan balance and PMI, raising required income another 12–15%. Wildfire-exposed metros likely understate insurance — and thus the true bar.
A median household in San Jose earns about 38 cents of every dollar it would take to buy the median home.
